What the work actually involves
An exterior repaint is not just paint and a brush. The preparation stage takes up the majority of the job time, and it's where corners are most often cut.
A typical job with us runs like this:
- Pressure washing the full exterior to remove mould, dust, and chalky old paint
- Hand scraping and sanding any areas where paint is flaking or lifting
- Filling cracks, gaps around windows, or deteriorated mortar on rendered walls
- Priming bare timber, bare render, or repaired fibro before topcoats go on
- Applying two topcoats of a quality exterior-grade paint, typically acrylic water-based for most Brisbane substrates
- Cutting in around windows, eaves, fascias and trims by hand
For timber homes, especially older Queenslanders in Ashgrove and Bardon, we pay particular attention to any exposed end grain on weatherboards. That's where moisture enters first. On fibro (fibrous cement), we check for any friable edges and use a penetrating primer before topcoating.

Exterior painting in Brisbane typically ranges from around $2,500 for a small single-level home up to $8,000 or more for a large two-storey Queenslander with full prep, priming and two topcoats. Complex rooflines, ornate fretwork, or significant surface repairs push the price higher.
What moves the price:
- Substrate condition. A house that hasn't been painted in fifteen years with peeling timber needs far more prep than a clean, sound surface.
- Storey height and access. Two-storey homes require scaffolding or an elevated work platform (EWP), which adds to cost.
- Surface type. Fibro and render often need more primer than previously painted timber.
- Colour change. Switching from a dark to a light colour, or vice versa, may require an extra coat.
- Number of colours. Feature trims and accent walls take more cutting-in time.
What's in the quote, and what's not
Our quotes include surface prep, priming of bare areas, two topcoats on walls, and painting of fascias, eaves and trims in agreed colours. We include masking of windows and hardware.
What may cost extra:
- Scaffolding or EWP hire for two-storey sections (we'll include this if required)
- Repair of rotted or damaged timber boards before painting (this is carpentry work; we'll flag it in the quote if we spot it)
- Feature fences or detached structures not included in the initial scope

Qualifications and insurance
Painting is unlicensed trade work in Queensland, but a contractor should carry public liability insurance before they set foot on your property. We do.
