What Roof Painting Actually Involves
Roof painting is a surface coating job, not a roofing job. We're applying a protective paint system to an existing roof, not replacing or repairing the structure underneath. The materials we use depend on what you've got up there.
For Colorbond roofs, we use a flexible metal primer followed by a water-based acrylic topcoat formulated for steel. Colorbond's factory finish fades and chalks over time, and a quality repaint restores the colour while adding a layer of UV and moisture resistance.
For terracotta and concrete tiles, the process involves a fungicidal wash, a sealer coat (to stop the tile absorbing paint unevenly), and two finish coats of a breathable roof membrane. The membrane matters here. A cheap non-breathable paint traps moisture inside the tile and accelerates cracking.
The physical work runs like this: pressure wash the entire roof, let it dry fully (typically a full day in Brisbane's humidity), spot-treat any moss, lichen or mould, apply primer or sealer, then roll or spray the finish coats. We use scaffolding or roof anchors and a rope-and-harness system. Ladders alone aren't enough on a pitched roof, and any painter telling you otherwise is cutting corners on safety.
When an Ashgrove Homeowner Should Think About It
The Inner West's combination of humidity, jacaranda and fig-tree canopy, and afternoon storm cycles is hard on roof coatings. You're typically looking at a repaint every 10 to 15 years for tiles, and every 10 to 12 years for Colorbond, though roofs with heavy tree cover or those facing north (maximum sun exposure) often need attention sooner.
Look for these signs:
- Visible fading or chalking on Colorbond, where the surface feels powdery when you rub it
- Patchy, flaking paint on tiles, often most obvious after heavy rain when the colour contrast shows up
- Moss or lichen growth that keeps returning after cleaning, which usually means the old coating has broken down
- Efflorescence (white salt deposits) creeping out from under tile edges
- Tiles that look different colours in patches, suggesting uneven water absorption

In terms of timing, late winter through spring (August to October) tends to give the best conditions around Ashgrove and Bardon. Lower humidity and more settled weather means better adhesion and proper drying time between coats.
What It Costs in Brisbane
For a typical suburban home in the Inner West cluster, roof painting typically runs between $1,800 and $4,500. The wide range comes down to a few factors.
What moves the price up:
- Roof size (obviously) and pitch steepness. A steep hip roof on a Queenslander in Red Hill takes longer to work safely than a low-pitch gable in The Gap.
- Tile type. Concrete tiles take more product than Colorbond. Heavily porous or badly weathered tiles may need an extra sealer coat.
- Access difficulty. Two-storey homes, roofs over dense garden beds, or properties with limited side access add rigging time.
- Prep condition. Heavy lichen or failing old paint layers mean more prep hours before a brush goes near the finish coat.
What moves the price down:
- Simple single-storey homes with good side access
- Colorbond in reasonable condition needing only a clean and two coats
- Smaller roof footprints (a terrace in Paddington or a semi in Auchenflower)
What's Included in the Quote, and What Isn't
Our quotes include the pressure wash and surface preparation, all primer, sealer and finish coats, and the labour and equipment for safe roof access. We carry our own scaffolding brackets and fall-arrest equipment.
What can add cost after the quote: if we get onto the roof and find cracked pointing (the mortar along the ridge caps), that repair is separate. We can handle it or you can organise a roofer. Same goes for broken tiles. We'll flag it, but repairing the structure sits outside a painting scope.
Is Roof Painting Right for Your Property?
It is, if:
- Your roof is structurally sound with no major cracking, slipping tiles, or active leaks
- The existing coating is faded, flaking, or covered in biological growth
- You want a colour change (Colorbond especially responds well to this)
- You're preparing the home for sale and the roof is letting the exterior down visually
It probably isn't, if:
- You have active leaks or damaged sarking underneath. Paint is a coating, not a waterproofing system.
- More than 10-15% of the tiles are cracked or broken. Get those replaced first.
A Straight Word on Safety and Insurance
Roof work carries real fall risk. We use roof anchors, harnesses and appropriate scaffolding on every job. We hold public liability insurance and any worker on your roof is covered under our policy. Before you hire anyone for roof painting, ask for proof of insurance in writing. It's a reasonable question and any legitimate operator will hand it over without fuss.
